Dutch Hollow Lake
History
Dutch Hollow Lake was developed from about 2500 acres of rolling hills and farmland by damming Dutch Hollow Creek about a mile before it joins the Baraboo River northwest of the Village of LaValle, WI.
Branigar Lake Properties of Wisconsin, the developer, began construction of the dam in 1970. The Lake, when full, impounds about 4000 acre-feet of water (a little over 1.3 billion gallons). The spillway controls the maximum water level at 960 feet above mean sea level. When at that level, the Lake surface area is a little over 200 acres, the shoreline is about 8.5 miles, and the maximum depth (near the dam) is about 45 feet. The Lake water is supplied by springs and the run-off from a small watershed of about 3072 acres (about 4.8 square miles). Most of this area is controlled by the Association.
After the initial stocking of fish varieties, the Lake fishery now is balanced and self-maintaining, with northern pike, walleyed pike, largemouth bass, yellow perch, crappie, blue gill, and other sunfish.
The land area of Dutch Hollow Lake is shared between 1163 lots zoned for single-family residences and a “greenway” system of about 700 acres. The greenway system includes nearly two-thirds of the shoreline, wooded areas, trails, a campground, and the clubhouse area (with tennis courts, picnic areas, swimming pool, a beach house, marina, and boat storage area).
Operation and maintenance of the commonly owned greenway property is done by the Dutch Hollow Property Owners’ Association, Inc., a not-for-profit Wisconsin Corporation, which also is federally tax exempt.
The waters of the Lake are held "in trust" by the Wisconsin Department of Natural Resources. Use of the Lake waters by anyone is governed by Federal, State, County and local Township ordinances and laws.

Covenants and Restrictions
Articles of Incorporation & Bylaws
All lots at Dutch Hollow Lake are subject to the covenants and restrictions and bylaws that were recorded on November 13, 1970 and updated on November 13, 1986.
Membership in the Dutch Hollow Lake Property Owners’ Association is mandatory for all lot owners in all subdivisions in the plats of Branigar’s Dutch Hollow Lake, which are recorded in Sauk County, Wisconsin.
Every Association member has a right and easement of enjoyment in and to the common properties.
They are subject to the right of the Association to prescribe rules and regulations for the use of the common properties.
The owner of any lot, by acceptance of ownership, covenants and agrees to pay to the Association annual assessments (dues) for maintenance, operation and upkeep of the “common” properties and special assessments (when applicable) for capital improvements or additions.
The Covenants and Restrictions and Articles of Incorporation and Bylaws are the official governing documents of the Dutch Hollow Lake Property Owners’ Association, Inc.
Annual Assessment
(Dues)
All members of the Dutch Hollow Lake Property Owners’ Association, Inc. are required to pay an annual maintenance assessment, or Association dues.
This is a per lot assessment, and is the same for every lot.
Annual assessments are set to cover the cost of day-to-day operations of the common properties and amenities, and in most cases cover certain special projects, additions and repairs as well.
The amount that can be charged for the annual assessment is limited by the Covenants to the value of $100 in 1977 adjusted for inflation. This value can only be changed if two-thirds of lot owners approve the change.
Annual assessments are due and payable each year on January 1st.
